Flooring

Living areas feature Shaw Carpet with a 7⁄16" pad. This includes bedrooms, closets, and living and dining areas. Bathrooms and laundry areas are finished with Mannington Benchmark vinyl sheet flooring for ease of cleaning and maintenance. Kitchens feature environmentally friendly natural cork flooring or porcelain tile at the owner’s option.

INTERNET, CABLE TV, PHONE Prewiring

Outlets for Internet, cable, and phone are installed in living rooms, bedrooms, and kitchens using state-of-the-art materials.

Cabinetry

Featured in all units are Armstrong cabinets, which were ranked “Highest in Customer Satisfaction with Cabinets” by J.D. Power and Associates in 2007. Kitchen and bath cabinets are semi-custom birch cabinets.

Trim

All millwork is colonial style, solid wood detail painted to match the architectural theme. Baseboards are 4½" while all doors and windows are cased with 2¼" painted wood.

Hardware

All homes feature Schlage “F” Series solid hardware in a brushed chrome finish. Doors are 6'–8" high, two-panel doors painted to match all trims. Bed and bathroom doors are solid-core Masonite for superior sound control.

Paint

Our quality paints are elegant matte, durable eggshell and semigloss finishes. Upscale professionally coordinated interior designs are suited for any lifestyle.

Lighting and Controls

All rooms are controlled by white Decora switches. Dimmer switches are included in kitchen and bedrooms.

Home Comforts

Each home is equipped with a Goodman High Efficiency (92%) Energy Star furnace and air conditioning unit with a programmable Honeywell thermostat. Lochinvar high-efficiency 40-gallon gas-fired hot-water heaters provide ample hot water for all needs.

Storage

Each home includes a separate storage unit located on the same floor as the home. Most storage units are approximately 70 square feet with 10-foot ceilings. Each is secured with a three-foot steel door, frame, and Schlage heavy-duty hardware set.

All Rooms

State-of-the-art prewired Internet, cable, and phone are included in all living rooms, bedrooms, and kitchens. Masonite complete solid-core two-panel doors for superior sound control.

Entry/Foyer

Floor covering is natural cork or porcelain tile for superior durability and cleanliness. Inside the entry door is an easily accessible coat closet for convenience. Lighting is a surface-mounted fixture by Progressive Lighting.

Kitchen

Cabinets have been carefully laid out to maximize the kitchen. Oversized drawers hold all cooking necessities. All cabinetry is elegantly finished with Xenon under-cabinet lighting. Recessed-can lighting with dimmer switches are included in kitchen areas. Counter surfaces in all kitchens are solid granite. An island countertop, in most units, provides space for meal preparation as well as a gathering point for friends and family. All kitchens come with Energy Star Stainless Steel Whirlpool appliances with the exception of the refrigerator, which is Satina Stainless, providing the elegant look of stainless without the hassle of maintenance. The 25-cubic-foot refrigerator features an in-door ice and water dispenser. A glass-top, free-standing electric range has a 960-watt, turntable microwave installed directly over it. The Whirlpool dishwasher is conveniently located for easy loading and unloading. Dayton stainless steel kitchen sinks with Delta single-pull lever spray faucet are mounted in the corner of all kitchens. Sinks are also equipped with garbage disposals.

Living Room

Ten-foot ceilings, bay windows, or patio doors (with over head transom windows) create an open and warm atmosphere for entertaining, everyday living, or just relaxing.

Bedrooms

All bedrooms have 10' ceilings and are lit with Progressive Lighting surface-mounted ceiling fixtures and dimmer switches.

Master Bath

Ergonomically designed master bathrooms feature cabinets with full-overlay doors and vanity-base cabinets. Additional countertop space has been incorporated for dressing and makeup preparation, with additional vanity lighting exclusive to this area. Wilson Art countertops with vitreous china sinks are accented by Delta single-handle lavatory faucets, with polished chrome finish. Matching this look are elongated toilets (solid white ceramic). A single-piece Aqua Glass oversized soaker tub/shower combination with Delta polished chrome shower knob and full spray head accents the master bath. Wall-mounted frameless mirrors are included above all vanities. Lighting strips are installed above both mirrors in master bathrooms. Chrome towel bars and toilet paper holders are included and match all door hardware.

Additional Bath

Ergonomically designed matching cabinets, fixtures, countertops, lighting, and hardware are included in additional bathrooms. Some units come with a stand-up full-tile shower. Wall tile is composed of a porcelain 12-3-12 tile and floors are a ceramic mosaic 2-3-2 tile design. Many units include glass blocks that are incorporated in the shower walls, creating a dramatic look.

Laundry

All units include laundries equipped with Whirlpool super-capacity Energy Star washer and dryer. Mannington Benchmark vinyl flooring is included for easy cleaning and maintenance.
